In conjunction with woodwright James Whidden, Mathew Cummings has developed an educational program on old house restoration that gives audiences a rare opportunity to hear directly from the experts on “how to do it right”, and to ask questions.
Mat and Jim present “Old House Restoration” throughout Massachusetts at historic societies, museums, and libraries as a free educational service.

Hello,
The summer has been great for Cummings Architects. Thanks to the teams of great builders that we work with many of our projects have been built and are completed. Each of these projects has changed our clients’ lives! We would like to thank all of our clients for welcoming us into their homes and giving us the opportunity to positively affect their lives through architecture.
Now Cummings Architects is gearing up for fall, our busiest time of the year. With the kids going back to school this is a great time to begin a project. We have several projects coming off of our drafting tables and construction will start soon, so keep looking out for our signs. We also have several new projects getting ready for the drafting table, as well as many families just beginning the design process. This winter is sure to bring exciting new projects from Cummings Architects to a street near you!

59th First Period house discovered in Ipswich
Ipswich - Al Boynton and Kathy Bruce are now the proud owners of two First Period houses in Ipswich. They currently live in the Ephraim B. Harris House on Mineral Street and have just purchased the Daniel Lummus House at 39-41 High St.

Custom Design New Home, Exeter, NH
This house was designed to sit on the knoll of a hill with a beautiful back drop of soaring evergreens. Mathew designed the house not only to suit the clients needs but to fit its surroundings with pointed gables mirroring the tree tops and a wrap around porch to enjoy the secluded site. The house looks like it was meant to be.

This new home, designed in the federal style, is situated on lake front in Hamilton, MA. Each room speaks of its own character and function by having different proportions, moldings and fireplaces. Addition to Historic Boardman Homestead
ca. 1750, Ipswich, MA
The main house, “The Boardman Homestead” ca. 1750, won the Mary P. Conley Award for Historic Preservation in 2007. The client then asked us to design an addition that would be set into the landscape and honor the existing architecture of the home. The concept for the addition was to design a separate building, which looks like it was erected around 1820, as a work shop and the converted into living space and then connected to the main house. The result is a breath taking guest suite, or a private master suite.

Custom Garage Addition to Historic McIntire House,
Ipswich, MA
The main house, “The McIntire House” ca. 1840, was restored by Cummings Architects twelve years ago . The client then asked us to design a garage addition that would blend in with the existing architecture of the home. The concept for the garage was to design an out building that looked like it might have held horses at one point.

Melissa Goes Back to School
It’s that time of the year again and Melissa our Project Manger is going back to school. As you may know Melissa already has an Associates Degree in architecture and is now attending the BAC (Boston Architectural College) to acquire her Bachelors Degree. This is the same college that Mat attended to acquire his Bachelors Degree and is considered to be one of the best schools of architecture.
Don’t worry; you can still see Melissa working hard here at the office everyday for the BAC is a work-curriculum college. Most students who attend the BAC work 40-50 hours every week while going to school full time. This semester Melissa will be taking many Architectural Design and Architectural History classes at night and using what she has learned, literally the next day, in the office. |

Mat works on Building Code
Mathew not only involves himself in the Ipswich Historic Society and is beginning to learn about green building techniques, but in the past seven years he has been involved in the changing of the building codes. Mat started the Residential Design Committee at the Boston Society of Architects. This committee was created to be responsible for many things; one of its largest focuses is the Massachusetts Residential Building Code. Recently, the Board of Building Regulations and Standards has made revisions to the building code that affect the design of additions and new homes. Some examples are that most new homes cannot have cathedral ceilings without major engineering work; another is that bedroom windows must be twice as large as previous.
Some of the code revisions decrease the life, safety, and welfare of home owners. Others decrease freedoms of home owners to do what they want with their homes without increasing safety. Wish Mat luck as he gets re-involved with the Residential Design Committee to repeal some of the recent changes that decrease life, safety, and welfare of the home owner and allow for freedom of home owners to add to their houses as well as build new ones. |

Mary P. Conley Award for Historic Preservation
In 2008, the Ipswich Historical Commission gave the prestigious Mary P. Conley Award for Historic Preservation to the ca. 1737 Day-Dodge House on Ipswich's historically significant High Street. Cummings Architects choreographed the preservation and restoration of the house, and designed new spaces around the existing home which preserved the integrity of the exterior and interior spaces. The Conley Award was presented by Peter Lampropolous, chairperson, of the Ipswich Historical Commission on August 11, 2008 to the owners of the Day-Dodge House, Cummings Architects, KCM General Contracting & Building, and James Whidden Woodwright. The award is given each year by the Historical Commission to recognize an outstanding example of historic preservation and restoration in Ipswich.In 2003, Cummings Architects won the Conley Award for preserving and restoring the ca. 1725 Knowlton House located on County Street in Ipswich. The Day-Dodge house is the second home, in five years, designed and preserved by Cummings Architects to win the Conley Award. |
